Renovated Apartments Aid Downtown Revitalization

Turning something old, new again, that's the mission at The Lux -- one of the newest downtown apartment renovations.

The developer of the building wants to create modern apartments, while maintaining the character of the original building.

But perhaps the most unique aspect of these apartments is the sense of community the developers are trying to create.

A building built as a business in the 1950's, will soon be a place many call home.

"It's got the bones, if you will, to be a fantastic building, retrofitted to today," said President of the Downtown Development Corporation, Jeff Fluhr.

It's now known as The Lux, what's being called a modern take on downtown apartments.

There will be rooftop pools, recreation centers, and a movie theater.

"With a little bit of creativity and insight and passion, you can turn this into what would be a wonderful place to live," said Jeremy Luginbill, said Principal at Lifeboat Creative.

But even though the apartments will be renovated, the goal is to maintain the original essence of the building.

"We don't want to tear this thing apart, we don't want to gut it, like this lobby here, a lot of this is going to stay exactly how you see it," Luginbill said.

While the building is located in the heart of downtown, developers are hoping to create a community atmosphere like what you might find in the suburbs.

"Something that allows them more options than moving out to the suburbs and bring them downtown to the heart of Wichita, which is starting that revitalization and pushing outside its normal conventions," Luginbill said.

The president of the Downtown Development Corporation says that residential living is exactly what's needed to stimulate further downtown revitalization.

"One of the cornerstones of redeveloping a downtown is residential, if you get people living in your downtown, then that helps so many other of your industries, with retail, restaurants," Fluhr said.

With 72 units, there's potential more than 200 additional people to move into the area.

All possible patrons for downtown businesses.

"People who live in the urban core, they go out a lot, they, you know downtown is their living room," Fluhr said.

The apartments are currently under construction, and will not be available to rent for a little over a year.

There has already been a lot of interest in the apartments. But according to the projects' marketing director, the biggest draws to the building are unique developments that haven't even been announced yet.
